To apply for tenancy at a HomeScreen property, the landlord requires that you are screened.

Please read the following list to make sure your application process is as smooth as possible:

  • Have your state-issued photo ID and proof of income ready to submit with your application.

  • Each person, 18 or older, who will be living on the property must submit an application. A non-refundable application fee of $50 for each person will be collected at the time of submission

Frequently Asked Questions

Why do I need to be screened?

The owner of the property requires that tenants in his/her property are screened before moving in. Screening also gives tenants confidence knowing that people they may be sharing spaces with have been through the same screening process.

Or pick up a paper application from the HomeScreen office. We are located at 2337 S. Kingshighway, Saint Louis, MO and have applications available for contactless pickup at the front door of our office.

What additional documentation is required with the application?

Each applicant must submit a copy of his/her Driver’s License (or state issued ID) and proof of income with his/her application. Proof of income is typically your two most recent paycheck stubs. If you are starting a new position, please submit an offer letter. If you are self-employed, please submit two years of tax returns.

How much does the application cost?

The application fee is $50 per person. Each person who is 18 years and older who will be living at the property must submit the application. If you are applying online, be prepared to submit your credit/debit card information at the end of the application.

What is the fee for a married couple?

$100 ($50 for each person)

How long does the screening process take?

Two to four business days. The landlord will be notified the day you apply, but verifying references typically takes a few days.

I am in a rush - can you speed up the processing time?

The turnaround is dependent on how quickly we can get in touch with your rental references and employers. Expressing urgency to your references typically helps speed up the processing time. After verifying your references, we will send a recommendation to the property owner. Either the property owner or HomeScreen will then contact you once the property owner/landlord has made the final decision. You will be notified by email as soon as the landlord accepts or denies your application.

I am trying to fill out the application, but the address I am applying for is not listed. How do I move forward?

Contact HomeScreen and your potential landlord. Either party can make the unit available so that you can submit an application.

I am looking for an apartment. Do you have any x-bedroom apartments available?

HomeScreen is by referral only. You must apply for a specific unit. We recommend that you speak to the landlord and/or view the apartment before submitting the application since the application fee is non-refundable.

What would cause me to be denied from renting this apartment?

HomeScreen cannot guarantee that any applicant is selected to lease a given apartment unit. HomeScreen does not accept or deny applications, that decision is left to the property owner/ landlord. Please discuss the qualifications for the apartment with the property owner before applying.

Following the screening process HomeScreen will recommend an application based on our screening criteria. Some HomeScreen landlords have chosen to screen multiple applicants for a given unit, so there may be more than one application recommended to the property owner. All property owners make the ultimate leasing decision and there is no guarantee that an applicant will be selected to lease a unit, even if the screening results in a recommendation by HomeScreen.

What is the minimum credit score you accept?

HomeScreen does not have a minimum requirement for credit. We will recommend any application as long as the gross monthly income is 3x the rent, there are no negative rental references in the past five years and no violent felony convictions in the past ten years.

What if I have a felony conviction in the past ten years, a negative rental reference in the past five years,  or insufficient income?

The property owner makes the final decision on accepting or denying applications. We recommend explaining any issues to the property owner before submitting an application and paying the non-refundable fee. Notwithstanding the forgoing, the property owner may still ask you to complete the HomeScreen Application knowing the application will not be recommended on our end.

I don't meet one of the requirements, but I have a co-signer - does he/she need to be screened?

We allow each property owner to decide if the co-signer needs to be screened. Please contact the owner of the property you are interested in renting and ask if they require co-signer screenings. If so, the co-signer needs to follow all of the same application steps, including submitting the additional required documentation and paying the application fee.

What if I have no rental history?

No rental history means no negative landlord reports. We can still recommend your application if this is your first lease, but the property owner may request an additional deposit or a co-signer.

What if I have a housing voucher?

Please contact the property owner to discuss your voucher before submitting a HomeScreen application to make sure the property you are interested in is approved to accept your housing voucher. If so, we will ask you to outline the details of your voucher in the application process and will consider it as a form or income.

A lot of people seemed interested in this apartment. How do you process multiple applications for the same apartment?

HomeScreen landlords have the option to process applications one at a time or on a rolling basis for a given unit. If the landlord has chosen to process multiple applications, HomeScreen will process multiple applications for that unit simultaneously or on a rolling basis until the property owner/ manager selects a tenant.

HomeScreen screens all applications using the same screening criteria and may recommend more than one application to the property owner. The property owner will make the final leasing decision. As a result, HomeScreen cannot guarantee that any applicant is selected to lease a given apartment unit, even if the screening results in a recommendation.

Is my private information stored securely with HomeScreen?

Yes, we ensure your information is safely stored during the application process and properly destroyed after your application process is complete.
